Before You Renovate, Build or Buy: What Is Actually Possible on Your Property?

A Full Possibilities Assessment from GDN Advisory gives homeowners and commercial property owners four design options, indicative costs and a project strategy before they commit.

Available across Gauteng and remotely.

Most building projects don’t go wrong on site. They go wrong before the first brick is moved, when decisions get made without knowing what is possible, what it might cost, or how long it could take.

If you own a property and you’re thinking about changing it, you probably have a vision.

What you may not have is clarity.

Can the house be extended?

Is a refurbishment worth it, or does it make more sense to rebuild?

What will the process look like, and where are the risks?

That gap between vision and execution is what we close.

What is a Full Possibilities Assessment?

It’s a structured, architect-led advisory service that answers the question “what could we do here, and is it worth it?” before you spend money on drawings, approvals or contractors.

It includes:

  • A consultation, on site or online, to understand your ideas, requirements and vision

  • A masterplan and layout design assessment, presenting four design options for your property

  • Property advice based on experience and on the restrictions affecting your property

  • Illustrative cost breakdowns for each option

  • Project information, including likely timelines and project strategy

  • A follow-up round of questions within 10 working days of delivery

Everything is delivered in a single PDF report, within 5 to 8 working days of your consultation.

Why clarity matters

Without it, people tend to do one of two things. They commit too early, hiring someone and starting a process before understanding the options, or they stall because they can’t tell whether the idea is realistic. Both cost money.

An assessment gives you something to decide with: several options side by side, a sense of the cost range, and an honest view of the trade-offs.

For homeowners

Your home is likely your biggest asset, and changing it is a big decision. The assessment helps if you are:

  • Planning a renovation, extension or alteration and want to compare approaches

  • Thinking of buying and want to know what a property could become

  • Considering a rebuild versus a repair

  • Preparing to sell or let and wondering which improvements are worthwhile

A real example: A homeowner had an existing slate roof that was leaking badly. The question wasn’t just “how do we fix the roof?” It was whether it would be worth removing the roof entirely and using that opportunity to renovate the rest of the house. Through the assessment, they could see the implications, the options, the possible costs and the likely timelines. With that information, they made a decision that worked for them. That’s the point: you don’t need to be told what to do, you need to see the choices clearly.

For commercial property owners and managers

In a commercial setting, the question is often less “what do I want?” and more “what could be done, and what needs to be done?” The assessment helps if you are:

  • Deciding whether to refurbish, reconfigure or redevelop a building

  • Assessing a property’s potential before acquiring it

  • Planning how to use or reposition underused space

  • Needing a clear project strategy and indicative budget before approaching contractors or investors

The same framework applies: options, indicative costs, timelines and a strategy you can take into a business decision.

We believe in being clear about this:

  • The cost breakdowns are illustrative, not quotations or a budget. You should still obtain quotes before committing.

  • The designs are concept-level, not municipal submission or construction drawings.

  • Restrictions such as zoning, title-deed conditions and servitudes are flagged on the information available, and should be verified with the municipality or a registered town planner.

You are also under no obligation to appoint us for further work. We receive no referral fees or commissions from any contractor or supplier we mention, so our advice is independent.
